How to Make Late Payments
Dear Resident,
In compliance with AB3088, payments you make during the Transitional Period will be applied (and can only be applied) towards that current month’s rent. (For example, if you make a payment on October 25, your payment will be applied to October’s rent.) It is your responsibility to inform us how you want any excess payment to be applied. Failure to do so will cause our system to apply payments against past due balances, paying the oldest balance first until all older balances are paid in full. In the same way, if you are paying down a past due balance, or making a partial payment, you must inform us how you would like to allocate your payment. (Please see attached form.) In short, if you have a past due balance, we must receive instructions from you on how your payments are to be allocated.

Payments made by Check, Money Order, Cashier’s Check:
Please include Payment Distribution form along with payment. Fill out the
form and email it to rent@redwood-property.com immediately.
Online Payments (ACH):
Email instructions to
rent@redwood-property.com. (Include your address and full name.)
Debit/Credit Cards:
if you are paying a past due balance, we highly recommend you pay with the first 2 options above. Keep in mind that we cannot allocate debit/credit card payments to your instructions. Payments made by cards will be allocated as per below. (We will update you with any changes.)
If we don’t receive payment distribution instructions from you, nor receive your Declaration for the Protected Period (March to August 2020), your excess or partial payment will automatically be applied to your past due balance in this order:
- Other charges (current month)
- Utility (current month)
- Rent (current month)
- Other charges (prior month balance)
- Utility (prior month balance)
- Rent (prior month balance)
- Continues in reverse chronological order (August, July, June, May, April, March . . .)
